Time to Buy Lake Travis Real Estate
2010 may be the best time in recent years to move to the Lake Travis area of North Austin. The inventory of homes for sale in the Lake Travis area are currently at record high levels. The chart I’ve included below breaks down the inventory levels for both the South Shore of Lake Travis (known in real estate lingo as MLS area LS) and the North Shore of Lake Travis (MLS area LN). While reviewing the chart, keep in mind that six months is considered to be a balanced supply of homes for sale. For the LN area, the current inventory level shows 15 months of supply, while in LS it is 11 months of supply. Both numbers clearly show that this is a buyer’s market.

For those of you looking to purchase a luxury home in the Lake Travis area (defined as houses with a list price over $500,000) the opportunity for home buying is even better! In that segment there is a four year supply of houses for sale when both the North and South area are averaged. When you examine just the North area the numbers are even better for buyers, with over six years of supply.
