Short Sale Listing Under Contract
Our latest short sale listing at 712 North Creek in North Austin is now under contract in 50 days. While there is no guarantee that the lien holder will approve the short sale we will open negotiations with them. At this time the home owner is still in the property while we negotiate the short sale for them. The process of negotiating the short sale usually takes about 30-45 days. In some case we have seen approval in less than 7 days. The guess here is that this one will go through due to the market based priced of $73.23 per square foot. Once we have the approval we will move towards closing. The great thing about short sales in Texas is that the addendum to the contract mandated by the Texas Real Estate Commission protects both the buyer and seller in the event the short sale is not approved.
