Short Sale and Foreclosure Listings Are Hot

Earlier in the month I reported that the sales for foreclosure listings in North Austin Texas was out pacing the sales of non distress properties. A review today of the MLS for Austin Texas shows that there are currently 832 foreclosure and short sale listings.  While you may have heard horror stories about short sales and foreclosure listing I feel this is more a myth than fact. If an agent is skilled and trained in the short sales process these transactions can be completed with little difficulty. Reviewing the numbers for the North Austin Texas foreclosures today found another interesting statistic to note as well. Of the 3604 MLS listing as of today 638 were pending which represents a  17%  turn over and they averaged 69 days on market. For the foreclosure listings in the same North Austin Texas MLS Areas I found 132 active listing and 71 pending for 54% turn over and these listings averaged 49 days on market. It would seem clear to me based on those numbers that these properties sell faster. So if you are thinking about looking at these listings don’t delay!
