It’s a Great Time to Buy Real Estate in Austin Texas
For those who have been thinking of buying real estate in Austin, Texas or moving here in general, you are in luck! As I see the market in Austin, while hot for awhile due to the recent tax credit incentives, has cooled greatly. The chart below shows that the normal seasonal peak which usually hits in July has already hit in April.
Citywide, pending sales for June 2010 were down 31% over June 2009. Again, if you are looking to buy this is a great sign. As I showed in my market update this week, the Willow Run subdivision in North Austin showed 66% of the active listing had taken a recent price reduction. With active listing up 17% city wide and demand down I predict prices will start falling and that closed units for July will be in the 1500 unit range.
