As sad as it maybe for those facing foreclosure in Austin Texas there are alternatives available to you. One of the options may be a short sale if you meet certain criteria.  Very simply in a short sale I market your home at market value for a buyer, once an offer materializes I then will  negotiate with the lien holder to allow the short sale and release the home owner from the mortgage.
